What Castle Rock homes actually need

The majority of Castle Rock has been built since the 1990s, with The Meadows and Founders Village accounting for much of it, alongside older properties downtown and acreage out past the town limits. Newer homes mean finishing work rather than repair, with one significant exception: Douglas County soils are among the most expansive in the state, and the interior symptoms of soil movement show up in almost every neighborhood here.

Front Range homes sit on expansive clay soils that swell and shrink with every wet-dry cycle. The house moves with them, and the symptoms show up indoors first: hairline cracks reopening above door frames, interior doors that stick in spring and swing free by August, nail pops marching across a ceiling.

Homes here are largely governed by HOA design guidelines, which means paint colors, fence styles, deck materials, and exterior fixtures usually need to match an approved palette or spec. Work that ignores it gets a letter.
