Built out largely between the early 1980s and the 2000s, Highlands Ranch homes are of an age where original decks, fences, water heaters, garage door hardware, and builder-grade interior finishes are all reaching the end of their service life at once. Because so much went up simultaneously, if your neighbors are replacing something, there is a good chance you are next.

Homes here are largely governed by HOA design guidelines, which means paint colors, fence styles, deck materials, and exterior fixtures usually need to match an approved palette or spec. Work that ignores it gets a letter.

Front Range homes sit on expansive clay soils that swell and shrink with every wet-dry cycle.
